Clarification of the New Change
The new real estate rules prohibit REALTORS® from splitting commissions. Now, buyers must either pay their own agent directly or negotiate with the seller to amend the contract to cover the buyer’s agent commission.
Buyer’s Representation And Broker Compensation Agreement. BRBC
As a homebuyer, I know you’re being approached by many Realtors asking for your business. It can feel a bit overwhelming, I get it. On top of that, the rules of homebuying have changed, and you are being asked to sign a Buyer’s Representation and Broker Compensation Agreement and lock yourself into using one Realtor to buy your home. It’s a change from the past way of doing business of casually having Realtors help you find a house without any commitment. This is a new law for us Realtors in San Diego, but here’s the thing—there’s a huge benefit for you as the homebuyer.
What is it? Simply stated, it’s “Accountability.” with the purchase of your Largest Investment. (Your Home)
This agreement ensures that I’m fully committed to representing your best interests throughout the entire process, from start to finish.
It’s exactly how other “Trades” do business. (Like a Plumber) Upfront estimates of cost before they do the job. And licensed and Insured to guarantee the job is not to your satisfaction. (It’s no different)
How Do We Start? Buyer’s Representation

Next, I’ll walk you through the pre-qualification process, connecting you with trusted lenders if necessary. I’ll ensure that you have a clear understanding of your financial options, providing support and guidance to ease any potential stress.
I’ll schedule tours (Viewings), provide comprehensive market insights, and help you refine your wish list as we go.
When we find the right home, I’ll craft a strong offer and handle negotiations on your behalf, ensuring you get the best possible deal. I’ll also manage the entire process, from inspections to closing, coordinating every detail to ensure everything goes smoothly.
Throughout the process, I’ll be your advocate (Fiduciary) and guide, making sure you feel confident and supported every step of the way. My goal is to make your home-buying experience in San Diego as seamless and successful as possible.
When you’re ready, I will send the BRBC DocuSign. Since part of my strategy involves using this for the contract, I need it in digital format..
