Please find out how much the Mortgage Companies will be willing to loan on your home before you put it up for sale. Once you know how much the bank will lend, then you have a benchmark to ensure you get the most for your home. This information helps with offers; we can post it on the MLS in advance for all to see. Tells buyers that you are serious and that it may force an above-market purchase from the buyer. They will know how much extra money they need before you go to escrow. The last thing is to have a buyer walk away because the house did not appraise. This is catastrophic and makes the property look like a hidden problem.
Get Section 1 and 2 clearances before you sell your home. The buyer will ask for it anyway; Termites are the seller’s problem, so take this objection off the table in advance and control the cost. Termites are in every house in San Diego; we don’t have the “Freeze Months” to kill them. If your home depends on Termite repair under a strict schedule like escrow, the Termite company may not give you the best deal. It’s how you get charged $800 for an application of can flex seal. A flex seal is not suitable for anything.
Solar on residential properties is either owned by the homeowner or leased. You need to figure out if it works and in what capacity. If it is leased, you need to qualify by the owner of the solar equipment. (Somebody else owns the equipment on YOUR roof) This may involve Easements on and off the property, maintenance requirements, future headaches, etc. I recommend you tackle the potential problem head-on, inspect it, and know exactly where you stand with the solar panels on your roof. (See below for Solar inspection contact.) Solar may not be what you think it is.
Escrow will withhold CA tax regardless. You may think you can settle your taxes during your regular end-of-year (April 15th) tax time, But NO, California wants their $ now. Escrow is required to withhold money at closing. (Something to think about)
The standard withholding is 3.33% of the Sales Price. Sellers can pay more, but not less, unless they take advantage of Part VI and request an Alternative Amount, like 12.3% on the gain amount for an individual or 8.84% or 13.8% for a corporation, depending on the type of corporation.

Some sellers assume a home inspection covers the solar system, but home inspectors will not perform a Residential Solar Inspection©. Home inspectors do not offer to perform Residential Solar Inspections© because they do not have the required expertise to evaluate a solar system.

Solar panels (like them or not) are part of the home selling processes in San Diego, CA. It is essential to know before you enter any obligations or RLA-RPA contracts. Whether the homeowner purchased the system outright; in that case, you need to know about the system's maintenance, capacity, and longevity. So, you can sell the increased value of the system on top of the home sale price. If leased, you will need to get approved by the leasing company, and you will want to know about easements, if any, to access the panels to put in the contract for your protection. 1031 Exchange (Tax Advantage) is for business or income properties. Not for your primary residence. The video covers some of the basics that some people ask me. The main takeaway is that you need to hire your own "1031 Exchange Accommodator" to manage the process.

Generally Speaking, The Key Takeaways may be: Your 1031 exchange Accommodator will ask you for three properties you wish to purchase. (You only need to buy one) These “3” properties must be selected within 45 days from the Close of the Escrow date. (The address MUST be sent to the Accommodator, NOT the Realtor)
Final Property Purchases must be completed within 135 days from the end of the 45 previous days. The 1031 Accommodator is the Director, and your ground support is the Realtor.

The inspection contingency deadline comes up fast
By default, California real estate sale contracts provide 17 days from after the contract has been ratified for buyers to complete inspections and make any necessary requests for repair.
You, the buyer, have a right to control inspections of the property
The buyer is in charge of any inspections conducted on the property and has a right to speak with the inspector and ask any questions they may have during the inspection. If a seller has made it difficult to schedule an inspection of the home or is personally interfering in the inspection, the buyer may have a right to an extension of time to conduct these inspections.
Requests for repair must be submitted before the inspection deadline
The 17-day deadline to make any requests for repairs comes up fast. Nevertheless, this is the date by which you must make your requests to repair items on the property you’re seeking to purchase.
The seller may not honor your request
If you request a repair, the seller has the right to ignore, deny, or agree to the request, or attempt to negotiate a compromise.
You have to take action by the inspection deadline
As a buyer, you must either rescind any requests and contingencies on the sale, request additional time to complete more inspections or repairs, or cancel the transaction if requests for repair are ignored or denied.
You may well be able to retain your earnest money deposit if you cancel the sale
If your requests for repairs are refused by the seller, you are likely entitled to a refund of your earnest money on deposit. Even if you cancel the sale after an unsuccessful negotiation of the repairs you requested, rather than an outright refusal to make repairs, a real estate lawyer can assist you in getting back the deposit funds you’ve provided to the buyer so far.
Repairs must be completed before closing
If you and the seller do agree that certain repairs be made to the property, these repairs must be completed by five days before the scheduled close of escrow.
