This is an Excellent Strategy to sell your Home or Rental Property today. What is Pinnacle Program

The Pinnacle Program for Home Sellers is a service that helps homeowners improve their properties in order to maximize their resale value. The program allows homeowners to make repairs and improvements to their homes before putting them on the market, with the cost of those improvements paid out of the proceeds of the sale at closing.

The process works like this:

The process works like this: a homeowner contacts a Pinnacle Program representative and requests an evaluation of their home. The representative will provide an assessment of the home's current condition and make recommendations for repairs and improvements that could increase its value. If the homeowner decides to proceed with the program, the repairs and improvements will be made and paid for out of escrow.

Pay out of close of Escrow

This can be a useful option for homeowners who may not have the cash on hand to make repairs and improvements upfront, but who still want to get the most out of their sale. By paying for the improvements out of escrow, the homeowner can avoid having to take out a separate loan or use their own savings to cover the costs.

Pinnacle "Forward" Program (Another program option)

This can be a helpful option for homeowners who may want to Buy another home first then sell their existing home. Pinnacle Forward may allow you to access 75% of your property’s value as a loan to buy your next house, possibly without the home-selling contingency.  It also allows you to sell your home with nobody living in it and allow for time to do some touchups by Zoom Casa (the contractor) When your home sells you receive the new higher price. (The remaining 25%) Then you pay the fees out of Escrow.  (No $ out of your pocket) Homes sold using Pinnacle Forard sell for  5%  to  16% higher than thought.

However, it's important to note that the Pinnacle Program does charge a fee for its services, which can range from a few thousand dollars to a percentage of the sale price. Homeowners should carefully consider whether the potential increase in sale price is worth the cost of the program before signing up.      HOW DOES FORWARD WORK? 

    1. Zoom Casa acquires your property* for an initial payment of up to 75% of the current value of your home, unlocking the majority of your equity and enabling you to pay off any mortgages. Easy way to sell your residential Property In San Diego.


     2. Once you move out, we prepare your home for sale with our expert designers and proprietary vendor platform. 


    3. We resell your home for top dollar and you keep all the upside. That’s right - you keep all the upside! *Seller must apply and attain a Pre-Approval from Prosperity Home Mortgage prior to signed contract. 

    What does Forward cost?

    Zoom Casa charges a base service fee that is typically 3% of the value of your home upon resale. Since we are paid as a percentage of the resale value of your home, our incentives are totally aligned to ensure that your home sells for the highest price and as quickly as possible in San Diego.

      

    As of December 31, 2021, our properties sell for 11.1% more than their as-is value as determined by third-party valuation on providers, 4x as fast as listings on the broader market, and have an average return on investment of 650%. You keep all that upside. 

    Is Forward a Loan?

    # You are not required to fill out a credit application and it does not impact your credit (it may improve your credit, actually). 


    # You do not have any monthly payments. 


    # You do not face a fixed maturity date.


    # It does not impact your ability to obtain conventional financing on the next property you may want to purchase because it is not a loan.

    PINNACLE offers cosmetic upgrades such as new paint, flooring, and countertops, plus home staging, all custom-designed to create a first impression that sells. 

    How is Forward different from I Buyers.

      

    First, you keep all the upside once we prepare your home for sale and resell it. We are experts at preparing homes for sale and our properties outperform the broader market.  
     

    As of December 31, 2021, our properties sell for 11.1% more than their as-is value as determined by third-party valuation providers, 4x as fast as listings on the broader market, and have an average return on investment of 650%.  
     

    When you use an I Buyer, they keep all the upside created from renovating and preparing the home for sale. With Forward, you keep all that upside.  
     

    Second, properties at all price points and in all geographies qualify for Forward. Less than 5% of existing homes qualify for I Buyer programs. 

      

    Third, Forward service fees are up to 75% less than other IBuyers’ fees.  
     

    That does not include the money you leave on the table with I Buyers because they keep all the value they create by preparing your home for sale.
