When purchasing anything in life, if the seller thinks excited and eager to buy, the seller will not negotiate.
Solution? Don’t talk to the seller’s agent. (Just say hello, thank you, and good buy) Then tell me your thoughts when we are no longer in the Sellers line of sight. Trust me, the Seller’s Agent will call me for your opinion an hour or two after you leave. If the Seller’s Agent saw you get excited, they will tell their Home Sellers to not take the first offer from you. (Yes it’s a game, but me play the game for you.)
If the loan officer sees that you have a house in mind, they start to think about their mortgage commissions and forget to offer you the best and most enticing deals they use to encourage folks to buy a home. You do want their best deals rite?
Get Pre-Qualified before you see your favorite property, you will be more relaxed and less stressed. I don't get compensation from Mortgage Brokers. (Never have, never will) This way I am on your side, deciding the right finance program for you. And depending on the area/home value, some mortgage brokers have better reputations in closing deals than others. The right mortgage officer is VERY important, the Seller’s Agent must know the Mortgage Officer or they will not advise their client to take your offer. Sellers will not take chances with their property with somebody who may not close the deal within the contract parameters.

Everybody has different thoughts and ideas about what their perfect home looks like. I will be listening to what you want intensely. IF you can give me a little time, I will find your perfect home at the price you need. Most of my buyers get depressed when they look at the money they have to spend and what type of house is available in SD. Stay positive! New houses “pop up” all the time, and if you are pre-qualified, your house will find you. 😊 I am always positive, and I will encourage you to stay positive also. I will get you into your perfect home, have confidence.
I have many websites that do different tasks. The apps I offer are “state of the art” Apps. Use the one that best fits your personality. Or just use my Berkshire Hathaway website. (They are all easy).
The benefit of using me is when it is time to negotiate. (This is my specialty) but if for some reason negotiations are not really needed, my attention to detail and contracts will come in handy. I am your friend in the Real Estate Industry, I will earn your trust, and you can count on me. I actually have a fiduciary responsibility to my clients.
